Well F@ck It....HCP one FINAL time

I need some serious fucking therapy....

  • HCP:  50 shares @ $27.82 --- Yield 8.27% (Starting to resemble ARCP circa 2014)

Total capital invested is $1397.95 and for the third time my dividends will increase by $115.00. My cost basis is now a tad over $30.

I am going to turn off the computer before or I may end up losing even more fingers.

  1. MDP,
Great averaging down! I don't think we will be seeing a ARCP.

    1. Div Son,

I sure hope you are right. HCP has been a steady dividend payer for many years and I hope to see a rebound soon!

  2. You're really going for it MDP. I love that the REIT space is getting whacked today. I don't know much about HCP, but i'll be sending out an email to the email subscribers tonight......putting in a limit order tomorrow for Vanguard's REIT Index

    1. IS,

I probably should have added a different REIT for diversification, but I have owned HCP on and off for years and feel good about it especially at current price and yield levels. Good luck with your limit order.

  3. Talk about building up your position rather quickly. I need to look through their earnings release now that I have some time. The headline numbers looked decent enough but I've seen that guidance was shaky.

    1. PIP,

"Guidance was shaky" Man that statement is WAY too prevalent these days. REITs in a rising rate environment are always a bit nerve racking. The last time I check the 10 year yield is in free fall....hmmm crazy stuff.

Best wishes with your budget and cash flow goals this year!

  4. Awesome purchase MDP. Why not? This space is gonna explode with the aging population. Long term hold and collect and enjoy the dividends. Thanks for sharing MDP.

    1. DH,

God I hope you are right....Seeing this type of price stock movement reminds me of ARCP and ESV a bit. Hopefully HCP is a better run and more ethical companies than those two.

  5. As you said, "F@ck It." I don't think this was that much of a risky move. HCP is one of the larger health REITs that exists and with lower guidance usually comes a great buying opportunity. I think you got in at a great price and in a year or two or more you'll be happy you did. Thanks for sharing. You could have picked up OHI and VTR today as well as the whole sector was bashed.

    1. Div Hut,

Getting two 10% drops after an initial position within 2 days is CRAZY! HCP along with other REITs are getting killed right now.

Since I am done buying shares of HCP, I am officially ok with a rapid share price increase....:-)

  6. My fingers got itchy yesterday too. I avaraged down a bit too early. got in at 29.42. With avarage price at $33.5.
In a negative market a negativ news goes a long way, and I just felt that kind of crash was stoplosses being triggerd.

I have almost a full position now in HCP, I may add once more if the price continues to go down.

    Take care

  7. ARCP (VER) has/had no where near the company and dividend history of HCP. No worries!

    1. DKC,

You are correct, but this drop has been pretty alarming. I think things will be ok. Anytime yields reach 8%+, even REITs, that is extremely high.

  8. Pipeline,

My eyes hurt when I look at the crash curve that HCP has had. On the other hand, they released solid numbers today showing that they appear to be in very good hands. I'm thinking that you made a bet with the devil that REITs can be and won! We'll have to keep our eyes glued to this one.
